The business plan
A location in or close to the mountains should enable almost year-round letting. However, some assumptions have to be made about how many weeks a year the properties will be let.
The self-catering accommodation will be advertised in the ‘small ads’ section of one or two specialist magazines. The couple will set up a web page to advertise and to facilitate bookings. It is also hoped that information will be spread by family, friends and clients by word of mouth. At all events, it is not planned at this stage to employ an agency to promote the properties. There is no intention of making travel arrangements for guests, although an airport pick up service might be worth consideration.
It has been assumed that the rental income achievable will depend on the number of self-catering units purchased and their sizes (in terms of the sleeping capacity). For example, it is assumed that 3 two bedroom units would command a higher rental income than 2 three bedroom units.
There will be costs associated with running the properties. These can be categorised as those dependent on the value of the investment (e.g. local property taxes, insurance and maintenance costs) and those dependent on rental income (e.g. income tax and costs of consumables).
Janet and John will manage the business themselves so they do not foresee the need to employ anyone else in the immediate future (although this may change as they get older).
It is intended that the funding for purchasing and converting the properties will come totally from the realisation of assets and so there will be no interest charged on the capital employed. The benefit from employing the capital in this way is the assumed increase in value of the properties and the business.
However, if a suitable property is found immediately and it is ready for letting, it might be necessary to borrow funds for a short period. This is because of the limited availability of the capital now. However, the new property would start earning rental income straight away.
