改革开放至今,中国房地产业从无到有,取得了长足的发展。在新世纪,由于举办奥运会和加入WTO的成功举办,中国经济得到了进一步的发展,房地产业的发展无疑是其中的亮点。2003年,国家明确了房地产业的支柱地位,房地产业规模逐年扩大,同时带动了大量相关产业部门的同步增长,改善了国民的生活条件。房地产已跃上新台阶。
Research of Current Situation and Development Trend of Real Estate Industry in China
Significances of this topic:
As the real estate industry in China has been fast developing in recent years, some defects and shortcomings of adjusting and controlling of real estate are emerging. These obstacles have side effects on the healthy development of the real estate industry in our nation. It is of great urgency for us to establish and improve real estate system.
From reform and opening-up to now, Chinese real estate industry is from scratch, and has gained much development. In the new century, influenced by the success of application for organizing the Olympic Games and accession to WTO, Chinese economy has made further growth, and the development of real estate industry is no doubt one of the highlights. In 2003, the State clears the position of the pillar industries of real estate, and the scale of real estate increases year by year; at the same time, it pulls the simultaneous increase in a large number of related industrial sectors, improves nationals’ living conditions. Real estate has leapt to a new level.
In China national economy, no industry such as real estate can attract people’s eyes, because in view of residents, real estate means the fundament of life; in view of local government, real estate industry means fiscal revenue; in view of central government, real estate is a double-edged sword which can create wealth and destroy economy. Just de to different cognition, real estate creates many games and conflicts between residents, local government and central government, because this is a industry which has a strong relevance, and is closely related to people’s life, and makes any groups worry about.
Since 2001,Chinese real estate industry’s investment scale began to rise sharply, and the priceg of real estate are still high, part of cities emerge the real estate bubble, and the development of real estate once emerges the phenomenon of losing control, and a series of problems appear, such as rapid investment growth, apparent contradiction between supply and demand structure, unbearable house price to people. All a sudden, real estate becomes the object for the whole nationals’ concern. The State introduces the control measures in 2003, but the effect is not obvious. With thinking and searching this problem, the author reads and researches a large number of documents, based on previous studies on the real estate, the author will gives a detailed study on the current situation and development trend of the real estate, and hope it can contribute to further study.
Purpose of this study:
First, this text commences from the foundation theories of real estate economy, combined to analyze the development situation of real estate industry problems of China concerning the covariance data, analyzes some of the some problems deeply, and subsequently predicts the future development trend of Chinese real estate industry on this basis.
